Hillview Apartments

At the start of construction, the Hillview had damage from a fire (see missing 4th floor in upper right) and water, as well as from the Northridge earthquake.
After construction, the Hillview Apartments contain 54 residential units and two retail units.

This project was undertaken to restore one of the oldest buildings in Hollywood. Originally built in 1917 by the founders of MGM for actors, the building had been condemned due to structural damage from the Northridge earthquake and from a fire on the fourth floor.

When I got involved, the project was 20M over budget and only 8 of the 54 units were approved for tenants. The goal was to open all of the units, get a property management team in place, and lease all of the high-end units.

Project included branding, positioning, construction management, accounting, property management.

After nine months, The Hillview reached 90% occupancy and the building was listed for sale. In addition, a local property management company was in place to tend to the ongoing needs of the building.
